Residential property prices have been rising significantly since the beginning of the Covid-19 pandemic reaching an annual increase of 23.5% in 2021, mainly due to the low supply of new apartment buildings in large cities such as Bratislava or Kosice.
The affordability of housing is on the decline as the average wages grow slower than the prices on the market.
Supply of the apartments in the Slovak residential market is expected to continue growing, however, the current growth is unable to maintain the reasonable growth of prices. The number of overall permits has been steady between 2016 and 2021 due to the limited capacity of responsible offices. Prime Yield on Industrial as well as Office Real Estate has been declining since 2016.
